Foundation contractors

The stuff that everything else stands on (literally)

A foundation isn't glamorous, but it's the most important part of any structure. Bay State Design & Construction builds and repairs foundations for new homes, additions, and garages across Central and Greater Massachusetts — with the same in-house design and build process we bring to every project.

Our Approach

We treat foundation work like what it is: the most important part

Most homeowners only think about foundations when something goes wrong. But a foundation built right from the start is what keeps everything above it performing the way it should...for decades.

We've poured concrete foundations, laid block, installed sonotubes, and built grade beams for new homes, garages, and additions of every size. Every project starts with a proper site assessment, the right engineering, and a plan that accounts for soil conditions, drainage, and load requirements before a single shovel hits the ground. It's not the most visible work we do. It's the most important.

What's Possible
Full basements
Rat slabs
Crawl spaces
Concrete foundations
Block foundations
Sonotubes
Grade beam foundations
New home foundations
Garage foundations
Addition foundations

Foundation work is often the starting point for something bigger — a full home addition, a new garage, or an accessory dwelling unit. If your project is growing, our FlexUnit™ service might be the smarter path.

REASONS TO UPDATE YOUR WALLS

When do you need a foundation contractor?

  • You're building a new home and need the foundation done right from day one
  • You're adding onto your home and the addition needs a proper footing
  • You're building a new garage and want it built to last
  • Your existing foundation has cracks / settling / water intrusion that can't be ignored
  • You're converting a crawl space to a full basement
  • You need a rat slab to seal and protect an existing crawl space or utility area

What we can build

Foundation ideas

Most homeowners never see this part of the build — but it's the part that matters most. Here's a look at what we do before the walls go up.

Pier Foundations
A solid, cost-effective option for additions, ADUs, and structures that don't need a full foundation underneath them while still being built to last.
Mason leveling fresh concrete in a wooden frame for a walkway or foundation base.
Crawl Space Foundations
More accessible than a slab, less excavation than a full basement. A crawl space foundation gives you room for mechanicals and future access without the full dig.

Full Basement Foundation
The foundation that gives you the most to work with. Extra living space, storage, or utility room, a full basement adds real square footage and long-term value to your home!.

One point of contact, start to finish

No chasing down architects, contractors, or permit offices. You have one team and one person to call, from first sketch to final walkthrough.

We design around your budget

Many firms design the dream, then hand you a bill that doesn't match it. We start with your number and build the plan around it — no sticker shock.

Your vision survives the build

A lot gets lost when the design firm hands off to the contractor. We can draw the plans and build to them. AKA: what you approved is what gets built.

Your timeline is ours to protect

When design and construction live under one roof, no one else's schedule can slow yours down. We control the process so you're not waiting on a separate third party to move forward.

You focus on the fun part

Finishes, fixtures, how it all comes together — that's your job. Permits, inspections, scheduling, and the heavy lift? That's ours.

75% of our work comes from referrals

We don't take that lightly. It means our clients trust us enough to send their family and neighbors our way. And we intend to keep earning that.

Frequently Asked Questions

Interior painting & wall treatment FAQs

Full basements, crawl spaces, rat slabs, concrete foundations, block foundations, sonotubes, and grade beam foundations. The right type depends on the structure, the site, and the soil conditions — we assess all of it before recommending an approach.

Common signs include visible cracks in foundation walls, doors and windows that stick or no longer close properly, water intrusion in the basement, and uneven floors above. If you're seeing any of these, it's worth a conversation sooner rather than later.

Yes. Additions require their own footing and foundation work, and getting it right is critical to how the addition connects to and performs alongside the existing structure. We handle the full scope in-house.

A rat slab is a thin concrete layer poured over a crawl space floor. It discourages pests, reduces moisture intrusion, and makes the crawl space easier to access and maintain. It's a straightforward upgrade that makes a real difference in how a home performs over time.

A grade beam is a horizontal concrete beam that sits at or just below grade level, typically used with sonotube piers or in areas where a full basement isn't practical. It distributes the structural load of the building along the ground rather than transferring it through a full foundation wall.

A sonotube is a cylindrical concrete pier poured into the ground to support a structure above it — commonly used for decks, porches, additions, and garages. Simple, effective, and code compliant when installed correctly.

Every project comes with a 1-year workmanship warranty. If something isn't right with our work, we come back and make it right.
